Radon: The Silent Killer Below Our Feet

 

If someone asked you what the biggest dangers in Iowa are, radon probably wouldn’t make your list.

You’d probably say tornadoes. Maybe floods. Icy roads in winter. Cancer. Heart disease. Fentanyl. Drunk drivers. Gang-bangers, Pick almost anything, and it would come up before radon.

That’s strange, because Iowa leads the country in it. Not corn, soybeans, or pork.

Radon.

Think about that for a minute.

We’ve lived with it our whole lives, yet most of us never give it a thought. We worry about storms because we can watch them coming across the horizon. We worry about floods because we can see the river rising. We even worry about hail because we’ve all heard it pounding on the roof in the middle of the night.

Radon doesn’t work that way.

You don’t hear it, smell it, or see it. It doesn’t leave water on the basement floor or cracks in the wall. It doesn’t kill the lights or set off an alarm. If your house has high radon levels, it looks exactly like the house next door.

The strange part is that radon isn’t some chemical somebody dumped into the ground. It isn’t pollution drifting across the Mississippi River, or smoke blowing in from another state.

It’s in the dirt.

Long before the first farmhouse was built, before the first courthouse went up, before there were paved roads or tractors or grain bins, radon was already here. Tiny amounts of uranium in the soil have been breaking down for thousands of years, releasing radon gas a little at a time. Outside, it’s not a big deal. The gas drifts away into the open air, and nature takes care of it.

A house changes everything.

Think about putting a bucket upside down over wet ground. The moisture has nowhere to go, so it collects underneath. A house does something similar with radon. It doesn’t create the gas. It simply gives it a place to collect.

The gas slips through tiny cracks in the foundation. Around a water pipe. Through a sump pit. Under a basement floor. None of those openings have to be big. Radon is patient. It doesn’t need a hole the size of your fist. A gap the width of a credit card is enough if you give it time.

And time is exactly what it has.

That’s why radon is so easy to ignore. It doesn’t make people sick overnight. It’s more like high blood pressure. You can feel perfectly healthy while something is quietly happening inside your body. Years go by before anyone realizes there’s a problem.

Radon works the same way.

Kids build forts in the basement. Teenagers spend half the weekend playing video games downstairs. Dad hangs Christmas lights in the storage room every December. Grandma sleeps in the spare bedroom when she comes to visit.

Life goes on. Nothing about the house tells you there’s a problem.

People often think they can guess which homes have radon. They figure old houses must be worse than new ones. Farmhouses must be worse than homes in town. Finished basements must be worse than unfinished ones.

None of that is true.

A hundred-year-old farmhouse may test low. A brand-new home with granite countertops and a three-car garage may test four or five times higher than what the EPA recommends. Two houses built by the same contractor on the same street can have completely different readings.

That’s what frustrates people. There isn’t a trick to it, or a neighborhood that’s automatically safe. There isn’t a certain style of house that’s immune.

You test, or you don’t know.

Now, think about Iowa for a minute. Every one of our ninety-nine counties is high risk for radon. The average home in Iowa tests well above the level where the EPA says homeowners should do something about it. Researchers estimate that nearly three out of every four homes in the state exceed that guideline.

Those numbers are almost too big to understand.

So picture your own street instead. Look at ten houses. The odds are that seven of them have enough radon that experts would recommend fixing it.

You just don’t know which seven.

Here’s the question that kept bothering me while writing this chapter. If Iowa has the highest average radon levels in America, why don’t we talk about it?

We spend thirty thousand dollars remodeling a kitchen; fifteen thousand dollars putting a new roof on the house. We’ll argue for weeks over which furnace to buy or whether we need replacement windows. But many of us have never spent twenty dollars to find out what’s in the air we’re breathing every day.

Maybe that’s because radon isn’t dramatic.

Nobody stands in the yard watching it. Television stations don’t interrupt programming because radon is moving through the county.

There’s no siren, flashing lights, or emergency declaration.

It’s just another Tuesday. And maybe that’s why it’s so dangerous.

Maybe part of the problem is that radon doesn’t fit the picture most of us have of pollution.

When people hear the word, they think of smokestacks, chemical spills, or dirty rivers. They picture something somebody caused. Radon doesn’t work that way. There isn’t a company to blame or a lawsuit waiting to happen. Nature made it, and Iowa just has more of it than anywhere else.

That makes it easy to shrug your shoulders and move on. After all, if it’s been here forever, what’s the big deal?

The answer is simple. Houses changed the equation.

For most of human history, radon wasn’t trapped inside buildings. It drifted into the open air and disappeared. Then we started building tighter homes. We insulated them better. We sealed up drafts to save money on heating bills, finished basements and turned them into family rooms, bedrooms, playrooms, and home offices.

In other words, we built better houses. Nobody realized we were also building better traps.

That doesn’t mean modern homes are bad. It just means they need one more safety feature than the homes our grandparents grew up in.

Think about seatbelts.

There was a time when cars didn’t have them. Then we learned more about crashes, and seat belts became standard equipment. Later came airbags, child safety seats, backup cameras, and dozens of other improvements. Nobody looks at a seat belt and says, “My car must be unsafe.” They understand it’s there because we’ve learned something.

Radon mitigation is the same idea.

It isn’t a sign that your house is defective. It’s a sign we’ve learned something about the world.

The encouraging part of the story is that this isn’t one of those problems that’s impossible to fix. A positive radon test isn’t a life sentence. It doesn’t mean you should put a “For Sale” sign in the yard.

The solution is surprisingly simple. A mitigation system uses a pipe and a fan to pull the gas from beneath the house and vent it safely above the roof before it can build up indoors.

It’s not glamorous. Visitors won’t notice it. Your neighbors probably won’t ask about it. It won’t make your home worth more on Zillow. But it might be one of the smartest improvements you’ll ever make.

That’s what makes Iowa’s radon story so different from the other problems in this book.

Population decline isn’t easy to fix. A shortage of doctors can’t be solved with one phone call. Reviving a struggling downtown can take decades.

Radon is different.

You can test for it. If the numbers come back high, you can fix it. For once, the hard part isn’t the solution. It’s getting people to check for it.

You might wonder why, if radon is such a big deal, we don’t hear about it very often. The answer is probably simpler than most people think. Radon doesn’t have a constituency.

Nobody gets elected talking about radon. There aren’t protest marches over radon. Cable news doesn’t spend a week arguing about it. It doesn’t fit neatly into a political party or an ideological fight. It’s just a health problem, and health problems have a way of slipping into the background until they become personal.

For most people, that moment comes when they’re buying or selling a house.

The home inspector lays a small plastic test kit in the basement and tells everyone they’ll know the results in a couple of days. If the number comes back low, nobody thinks about radon again. If it comes back high, the negotiation starts. Who pays for the mitigation system? The buyer? The seller? Do they split the cost?

Funny thing is, that’s often the first conversation anyone in the room has ever had about radon. They’ve lived in Iowa their whole lives. They’ve heard about tornado drills since kindergarten. They know exactly what to do if the Mississippi River rises.

But until they’re sitting at a closing table, many have never stopped to wonder what’s coming through the floor beneath their feet.

That’s changing, slowly.

Iowa now requires passive radon-resistant features in newly built single-family and two-family homes. Builders know it’s easier to install a vent pipe while the house is going up than it is after drywall is finished and the family has already moved in.

It’s a lot like wiring a house for high-speed internet. The cheapest time to do it is before the walls are closed.

But new homes are only part of the story.

Most of Iowa’s houses are already standing. They’re the farmhouses built after World War II, split-levels from the 1970s, and ranch homes that fill neighborhoods from Sioux City to Davenport. Every one of them sits on the same Iowa ground.

Some have already been tested.

Many haven’t. That’s the challenge. People can’t fix a problem they don’t know they have.

Maybe the biggest lesson from Iowa’s radon story has nothing to do with geology. It’s about the difference between visible problems and invisible ones.

When a factory closes, everyone notices. The parking lot is empty. The lunch crowd disappears. “For Sale” signs start popping up around town.

When a hospital cuts services, people notice. They drive farther for care. Ambulances spend more time on the road. Families rearrange their lives.

When a town loses population, you see empty storefronts, fewer kids in school, and churches with more empty pews than full ones.

Those problems announce themselves.

Radon doesn’t.

It can sit quietly beneath the same house for thirty years without changing how the house looks from the street.

Maybe that’s why it’s been so easy to ignore.

We react to what we can see. Fix what’s broken in front of us. Mow the lawn because the grass is getting too high. And patch the roof because we see the leak.

It’s a lot harder to solve a problem that’s completely invisible. And yet, this may be one of the few problems in this book where the solution is already sitting in front of us.

Solving the radon problem doesn’t take a billion-dollar project, a new government program, or years of political fighting.

Just a simple test. Twenty dollars. And a few days of waiting. If the number comes back high, there’s a fix that’s been proven to work.

For a state facing challenges as complicated as population loss, a shrinking healthcare workforce, and an economy that’s changing faster than many communities can keep up with, that’s almost refreshing.

The hard part isn’t figuring out what to do. It’s deciding to look.
